Long shot but are there any home inspectors in here?

    I’m looking into switching up careers and was hoping to get some clarifications on some questions I have about becoming a professional real estate inspector. Anyone?

    I just know those pornos where it’s a home inspector or plumber , pool guy where the dude goes in and magically the chick drops her panties

    seems like a good gig based on that

    I know a little bit, but the process usually is some school hours in the course etc and then a number of hours under a inspector where you basically do a lot of the work, from every inspector I've met though, it looks like good pay for the amount of work if you're able to stay motivated.

    I think if you have a current career in construction/even general contractor/diy it helps a little bit but the main thing to learn are the codes/what to look for. From what I could tell it can be a lucrative career but depending on location/market/hustle/networking with people in real estate will really determine the amount of money that can be made.

    If someone coming from a completely different career wanted to do it, I would probably suggest keeping their day job and work into that through the people you meet so you might be able to do the inspections in off hours, or at least take some time off from your current job making sure you like it... Lowering risk of being out of work. Obviously everyone's situation is different, so if you have savings/low responsibility currently then that might not matter.

    I think the biggest hurdle when the market is slower is mainly networking and getting out there, so it really depends on your goals and how determined you are.

    I knew one home inspector that was a GC (he didn't do inspections on his own stuff due to conflict of interest/law iirc) but realtors would go to him because he would do the best job for their clients making sure they wouldn't get into a house that had all kinds of issues, he was definitely the most thorough one I've met. He basically did the inspections in late afternoon/evening or weekends and was definitely doing very well for his side hustle.

    I really appreciate the reply.

    My main question is about the educational part. I was hoping to get a referral on a good training school or really just advice on the best way to go about it.

    Also, I know working for a company is an option if you don’t want to put in the work as far as networking and building your business, or you just want something with consistent work. Pros & cons of going that route?
