I own a duplex and my renter just gave me notice. To all you renters out there, what is the most popular place out there that you search for apartment listings? There are a million options but I'm not sure what is popular. If I need to spend $ on a listing, I don't want to waste it on some crappy listing. The news paper listing, I understand, are basically a waste of $$$ these days. ----------- Or if anybody is looking for a great unit one block from Rice University and walking distance (less than 1 mile) to Rice Villiage, Herman Park, Miller Outdoor Theater, the medical center and the light rail line, let me know. 1200 sq ft. 2 bed/1 bath. Soon to be updated kitchen. Included: electricity, basic cable, high speed internet and water. $1,300/mo.
Put it with a locator service with a local leasing or real estate company - they'll find and screen a tenant for you and typically charge 1/2 month to 1 month rent (the time it may take you to find a tenant, not to mention advertising, etc. will pay for itself). Plus they'll do all the paperwork for you and often have people already qualified and ready to lease.
yes. Not a bad idea. Not sure I want to give up that much cash, however. A listing in the paper or most websites is about $40. Since I live on the property and I'm home during the day, screening and paperwork type stuff is no problem for me. I may call around and check prices, however. 1/2 month rent MIGHT be doable but a full month rent is a high cost. What would be ideal is a low cost website that gets a lot of traffic.
1/2 month rent to both parties is pretty standard with realtors do a FSBO ..sounds like it has enough features to draw people in without putting alot of marketing into it might try and owner open house too
HAR - but I hear that its DAMN expensive to list it there (plus you have to use a realtor - yuck). I would try the Houston Chronicle, Houston Press, and Craigslist. Of course put a For Rent sign up and put one of those flyer tubes on top with some photo shots of the interior, specs, prices, etc. Put some notices up in local coffee shops, bars, boutiques..... wherever they will let you post flyers. Okay, quick CraigsList question. Once you make a listing, can you go back and edit it? I feel like a reject but I've never actually used Craigslist for anything. I knew it was there but thats about it.
Im pretty sure you can edit it or just re-post a new listing. Be sure to post some pictures of your property.
BTW, what was that website that had tenant reviews on it? I was about to move into Post in Midtown, but I just found a complex on this that was a lot less expensive.
